Commercial maintenance contract for EIC

National building services provider EIC has won a comprehensive planned maintenance contract with national commercial property consultancy, Lambert Smith Hampton (LSH). The three-year agreement also includes reactive repair cover for commercial office space at 1 Eversholt Street, London, in a deal which could be worth in excess of £500,000.

Originally built in 1977, the building comprises 119,041 sq ft air conditioned office space and is close to Euston train station. LSH's London Property Management team has overall responsibility for the 13-storey office block and has appointed EIC to take responsibility for the maintenance, operation and repair of the water, heating and ventilation systems.

The contract will be delivered from EIC's regional office in London's Docklands, set up in 2009 to expand and strengthen the firm's capacity to provide engineered facilities management services in the capital. Two engineers from the previous maintenance provider have transferred under TUPE to EIC as a part of the handover. This allows the firm to maximise the experience of the existing team while also adding value in terms of EIC's own engineers' expertise and project management skills, 24-hour helpdesk and rapid response call-out capacity.

The scope of works includes the provision of; low temperature hot water installations; chilled water systems including wet cooling towers; fire suppression and alarm systems; variable air volume air conditioning across 10 floors; mechanical ventilation; incoming supplies; and an automatic control building management system throughout.

Sheryl Thorne, the London head of facilities management for LSH, said: "We appointed EIC to undertake our comprehensive planned maintenance contract not only because we felt the firm had the relevant experience and reputation in the sector, but also because of the cost-competitive nature of their tender. In addition, we had a particular interest in maintaining continuation for the staff on site and felt it was important the team coming in was able to provide them with appropriate training and development."
