An historic property owned by The Duchy of Lancaster is to be auctioned on 14th July 2010. Located in Marbury, Whitchurch, Hadley Hall is a 16th century, grade II listed farmhouse set within 11 acres of countryside on the Duchy's Marbury Estate.

This four-bedroom house offers significant scope for renovation, incorporating a variety of period features such as a sweeping oak staircase, inglenook fireplace and oak-panelled wall on the first floor.

The back of the property is believed to have been rebuilt following bomb damage during the Second World War and could be altered or extended, subject to planning permission.

Adding to its development potential and subject to planning, there are also two outbuildings next to the main house with scope for conversion. These include a Dutch barn and traditional brick building that could be turned into a detached house or used for office space, stables or storage.

In addition, two lots of agricultural land are for sale covering a further16 and 33 acres, which would be ideal for farming or equestrian purposes.

Anna Morris, from Auctioneers Denton Clark said: "Hadley Hall presents a fantastic investment opportunity in a beautiful area of Cheshire. We believe that with the additional land and outbuildings, this property could appeal to a wide range of buyers. The Hall has the potential to become a stunning family home and the other buildings offer a further development or business opportunity."

The auction of both Hadley Hall and the additional agricultural land will take place at 7pm on 14th July at the Swan Hotel in Tarporley.
