Sell your home in seven days with Arley
3/23/2010Guaranteed valuation for a stress-free move

Buyers struggling to sell their home are being offered a lifeline by a leading North West housebuilder. Arley Homes is promising prospective purchasers who view homes at Chanters Green in Atherton and Churchfields in Harwood, a part exchange valuation within a week.
This could mean buyers have a sale on their existing property and are able to make an offer for their new home in just seven days.
Despite positive signs in the housing market - which saw regional growth of 1.4 per cent in the last quarter of 2009 and predicted increase of 1.3 per cent in the North West this year - the reality for buyers is that they are still finding it difficult to secure a mortgage and face losing out on their dream home because of problems further down the chain. Thousands of sales fall through every year due to breaks in the chain, leaving homebuyers stressed, disappointed and often out of pocket.
Arley Homes is hoping its speedy valuation service will help to break that cycle and create a chain-free, and therefore stress-free, process. Jim Bowers, Arley Homes' sales manager, handles the part exchange valuations and has already helped several families make the move to both Chanters Green and Churchfields.
He said: "Both these stunning developments are ideal for people making a move up the ladder from their starter home to somewhere with a bit more space, a brand new kitchen and bathroom and off-road parking. Because of this, the developments have been very popular, especially with people from the local area. But many visitors are still telling us that they are struggling to sell their own home on the open market due to mortgage difficulties and uncertainty further down the chain.
"Arley has always offered a successful part exchange scheme but we've now improved the service by speeding up the process. Anyone wanting to buy at Chanters Green or Churchfields will receive a valuation within seven days guaranteed."
Arley Homes secured several early sales at Chanters Green following the launch of the show home in October and now more than a third of properties are sold or reserved. At Churchfields, more than half of the homes are now sold or reserved.
Located on Gloucester Street in Atherton, Chanters Green is an elegant development of 28 traditional two-storey properties in a mixture of five different house styles, cleverly designed to blend the contemporary with the traditional. Buyers have the choice between two and three bedroom, detached or mews, each with allocated off street parking and a garden.
Churchfields, a semi-rural development just off Stitch-Mi-Lane in Harwood, comprises 18 detached and semi-detached properties arranged around a private cul-de-sac. Featuring five individually designed house types, each property offers contemporary interiors and spacious living over three floors. Ideal for family life, all homes have four bedrooms and a mixture of ground floor layouts offering the option of an open-plan kitchen/ dining room or spacious lounge/ diner.
Both developments are finished to Arley Homes' exacting standards by the developer's interior designer consultants. Arley offers a range of schemes to help buyers including five per cent deposit paid and selected plots at Chanters Green and Churchfields are also available with up to 100 per cent mortgages.
