Cool contract for Powell Williams

Powell Williams LLP has been appointed to assess and advise on
the use of a 25,000 sq ft space at a Manchester leisure attraction.
The national building consultancy is providing support for the
potential letting of the void space under the indoor ski slope at
the Chill Factore in Trafford.
Powell Williams is responsible for a feasibility study and cost
analysis to determine the necessary work any tenant would have to
undertake prior to developing the space to ensure neither the fit
out nor the operation would affect other parts of the building,
particularly the temperature-controlled ski slope. It is expected
significant construction work would be required to enclose the
space, which is currently external.
Following the completion of the report, negotiations will take
place with potential leisure-related users. Once a tenant is
agreed, Powell Williams will assume a development monitoring role
to ensure any work is carried out in line with recommendations, as
part of the firm's ongoing property consultancy brief for the Chill
Factore management.
David Heatherington, senior partner at Powell Williams, will
manage the project from the firm's Birmingham office with support
from the Chester team. He said: "This is quite a unique space and
its development throws up a lot of interesting challenges.
Temperature control, insulation and ventilation are obviously
vitally important and the work we have undertaken will inform any
future tenant of their obligations to the rest of the
building."
Powell Williams has been appointed to advise on building
surveying issues at the centre by longstanding client Blue Marble
Properties, part of the Pemberstone Group which is one of Chill
Factore's major shareholders. Powell Williams has acted for the
investment company on a number of commercial property schemes
across the UK.

Chill Factore has the UK's longest and widest real snow indoor
ski slope, a rock climbing wall, toboggan run and children's
snowplay area. The activities are complemented by a range of
premium retailers, bars and cafes in an Alpine-themed street.
